Ready to move in apartments are emerging as the preferred choice for home buyers and the demand for newly launched units has also improved with reduction of GST rates from this month, according to a survey. The implementation of new real estate law RERA and lower GST rates have immensely helped revive consumer faith in new launch properties, according to its latest Consumer Sentiment Survey H1 2019. In a significant trend seen in Indian real estate over the past few years, ready-to-move-in properties are seen as a good value proposition for discerning home buyers as they get to buy what they see.

As per the online survey about 49 per cent respondents prefer ready-to-move-in properties while 35 per cent are looking to buy property which will be in ready-to-move-in stage within the next six months. Eleven per cent participants favoured those properties that will be ready within a year and only 5 per cent buyers want to put their money in newly launched projects.  The survey was conducted in seven major cities — Delhi-NCR, Mumbai Metropolitan Region, Bengaluru, Hyderabad, Chennai, Kolkata and Pune. So, what is it that makes ready to move in houses more attractive?

What You See Is What You Get

When you buy a completed project, doubts about the aesthetics, size of rooms, space, construction quality, fixtures and other issues are eliminated. A ready to move in flat allows you to closely inspect the structure and quality of finish. The major advantage is that home buyers are aware of what they are acquiring while scrutinising. Moreover, there is no risk of discrepancies with the guaranteed features, layout, and facilities among other important things.

GST Benefits

Taxes play a crucial role in property-buying decisions. The interest of buyers for ready apartments can also be attributed to the fact that they do not have to pay any GST, investing in a ready to move in is the most secure option and they can actually experience the project as all amenities are in place.

Rental income

If you do not want to move into the house you are buying and are planning to buy it for investment purposes, you can start earning rentals as soon as you buy a ready-to-move-in property. Rentals can help you pay some part of the EMI if you have taken a loan and enhance your returns.

From the demand perspective, as per consumer sentiment survey for the first half of 2019, a good 36% prospective buyers preferred ready-to-move-in properties, followed by 24% who wanted a property that will be ready within the next 6 months. Interestingly, if city-wise data is considered, at least 56% prospective buyers in NCR preferred ready properties over under construction ones. Developers are aware of the changing market preference and are looking to make most of this new trend.
