
Construction of residential property in gurgaon, commercial, institutional and infrastructural facilities on across 224 acres of urban vacant land is proving to be Municipal Corporation Gurugram most assertive plan till date. The proceeds of this huge plan undertaken by the civic body is estimated to be around Rs. 10,000 crores, as said by the officials.
Municipal Corporation Gurugram has 918.70 acres of vacant land, out of which 277.25 acres located in Bajghera village is under legal dispute. Among the remaining land area of 641.45 acres, 224.77 acres are located in the urban areas while the 416.88 acres are agricultural land. In the urban area, the empty land spots are located in 33, 35, 58, 61, 62, 65, 75, 102, 102A,103, 106, 108 and 109.
Sports facilities, women’s college, electric vehicle stations, shop-cum-office, hospitals, group housing societies, commercial complexes and many more are the significant projects chalked out by MCG. A proposal has also been sent to the State government by the civic body for in-principal approval.
The same approval has also been sent to councillors of all 35 wards by MCG keeping development of centre-centric facilities and incorporation of more suggestions in the major epicentre. Chief town planner of MCG, Madhusmita Moitra said that the purpose apart from development was also to generate revenue. There is a risk of encroachment if these lands are kept vacant and unutilised. MCG has already planned the projects for every sector in the urban field and now are in the process of planning projects for the agricultural land measuring around 416.88 acres.
The official said that plots of land are now marked and blocked for development. A survey will soon be conducted by MCG to test the practicality of the plans thus chalked out so far. For example, the area where a fuel-refilling station has been planned, determination of demand of petrol pump in that area will be the key.
Municipal Corporation Gurugram plans to develop commercial shop-cum-office spaces for the purpose of selling or renting out in order to create revenue in Sector 33, where an area of 4.27 acres is available. In Sector 35 veterinary hospital, multipurpose booths and roads are planned to be established in the available area of 1.35 acres. Similarly in Sector 58, a hospital will be built in the available area of 1.5 acres.
For 11.1 acres of land available in Sector 61, MCG has plans to construct a group housing society, an anganwadi and roads. Multi-level parking space spread across 2.87 acres of land is planned by the civic body in Sector 62 and in Sector 65, a nursing home has been planned on 1.48 acres of land. MCG kas decided to reserve 7.94 acres of land in Sector 75 for sports academy and other facilities.
In Sector 102, an indoor sports stadium will be built across 1.25 acres of land. For Sector 102A in which 22 acres of land is available, a CNG station, a petrol pump, an EV charging station, commercial shop-cum-office spaces, and a sports stadium have been planned.
A working women’s hostel, a commercial complex, a high school with hostel facility, an Anganwadi play school, parks, roads etc have been planned on a total of 34.65 acres of land in Sector 106 under the Deen Dayal Jan Awas Yojan (DDJAY).
Assistant town planner of Municipal Corporation Gurugram, Siddharth Sankalp said that the objective of this project is to utilise the urban and agricultural land to develop more open spaces in order to bring vibrancy to the city. Further, he added that MCG is seeking to collaborate with big investors to construct a state-of-art facility similar to City Zoo of Singapore or other similar projects. The civic body plans to be the first municipality for such facility, and the construction of such a project needs big land parcels which is available in Gurugram.
