Land & Development Office Property Registration Will Require An NOC<\/span><\/p>\n

The Union Housing and Urban Affairs Ministry has guided the Delhi government’s income division not to register any Land and Development Office (L&DO) property unless it has received a no-objection certificate (NOC) from the division, a manoeuvre that will affect increased exchanges in Lutyens’ Delhi.<\/span><\/p>\n

The majority of the buildings in Lutyens’ Delhi are leased and fall under the L&DO. The purchaser is obligated to pay switchover costs and real estate taxes, and in many instances, these costs were not fulfilled, prompting the government to intervene. As per the personal letter by the L&DO, a ministry underneath the housing and urban affairs department, the agency has authority over 57,389 residential, 1,597 commercial, 1,430 institutional, and 110 industrial units in Delhi.<\/span><\/p>\n

\u201cNo L & DO property-leasehold\/freehold shall be registered by sub-registrars without obtaining the NOC from L&DO as these may be under prohibition list, be re-entered property or being the ones under litigation,\u201d Rajeev Kumar Das, deputy land and development officer said in his letter to the Delhi government\u2019s revenue department.<\/span><\/p>\n

According to property advisors, the elimination of the 20% discount on circular rates, as well as the municipal corporation’s proposal to boost property transfer costs beginning July 1, have already harmed the Delhi property market. According to them, the latest decision will cause high-value transactions to be delayed, resulting in significant lost profits for the state authority.<\/span><\/p>\n

According to the letter, L&DO may devise a method through into the Delhi Online Registration Information System (DORIS) in Delhi sub-registrar offices so that news reached L&DO instantly after a contract is eligible for registration, for mutation in the L&DO documents to bring the lessee or owner on record.<\/span><\/p>\n

“We have got countless problems regarding transactions conducted under our bureau’s jurisdiction.” This encompasses non-payment of dues, which is why we need to send a directive to L&DO to obtain a NOC,” Das explained. He went on to say that the directive pertains to all buildings, whether leased or freehold, and even those owned by individuals.
